The zoning variances requested by Pulte Homes are not compatible with neighboring residences.
The single-family home lots off Purnell Road, whether directly or via a minor road, are over an acre in size. The DuPage County zoning requirements for R-2 residential single-family homes calls for a minimum lot size of 40,000 square feet, just shy of an acre.
Pulte would like to reduce this to 6,900 square feet, or .15 of an acre. This is a reduction in lot size of nearly 83%, a density is not compatible with neighboring residences along Purnell Road.
The Trillium Farm land parcel is 34.97 acres (9.43 acres of which will be green space), on which Pulte Homes informed the West-Win HOA they wish to build 84 single-family homes.
- Existing density along Purnell Road is less than 1 dwelling unit per acre.
- Zoned density calls for 1.08 dwelling units per acre.
- Proposed density calls for 2.4 dwelling units per acre.
- When you account for the 9.43 acres that will be dedicated to open space areas (which presumably are essentially unbuildable due to managing storm water and accommodating wetland areas on the parcel), the 84 homes will be constructed on the remaining 25.54 acres of land. This equates to nearly 3.3 dwelling units per acre.
